SCOPE OF PROFESSIONAL SERVICES

Accounting Services


  • Establish and maintain bank accounts
  • Collect assessments
  • Mail homeowner billing statements
  • Process and pay vendor invoices once approved
  • Prepare monthly financial statements and reports 
  • Prepare and/or review operating budgets 
  • Prepare year-end financial statements
  • Procure/review reserve study
  • Coordination of tax returns with CPA of choice
  • Coordination of Arizona Corporation Commission filings (upon request)
  • Coordination of financial reviews, compilations, and audits with CPA of choice
  • Accounts receivable through bank lock box service
  • Established standardized Chart of Accounts for budget line items
  • Provide multiple homeowner assessment payment options including ACH, checks, and credit cards


Collection Services


  • Prepare and review delinquency reports
  • Mail collection letters per terms in board established and approved Collection policy
  • Apply late and collection charges to homeowner ledgers
  • Transfer accounts to attorney for collections at the direction of the board
  • Provide account ledgers and status updates to attorney upon request


Resale/Transfer of Ownership Services 


  • Provide closing instructions
